Will you charge me any fees or commissions?
No. We charge absolutely no fees, Realtor commissions, or closing costs! You will pay AHH zero dollars: from the initial phone call all the way to the closing table.  Our goal is to help you out of a tough situation.  If you are working with a real estate investor interested in buying your house and they ask you for a check, be very skeptical.

 

Do you buy townhomes, condos or mobile homes?

How does the process work?
We specifically designed the process to be as easy as possible for the seller. Once you give us a call, we’ll ask you some basic questions to understand your situation and learn about your property. Then, we will visit the property in person to assess the value and determine a fair offer. We can typically provide a full offer within 12-48 hours of getting your phone call or Seller Offer Form submission.

Do you pay full market value?
The purchase offers we make are usually slightly discounted to retail market value. This is one of the reasons why we don’t work with sellers who are not in a rush to sell. If you have plenty of time to sell your property and are not in a hurry, we would strongly advise you to work with a real estate agent instead of an investor.

However, the value we bring to the community is helping people who must sell their home quickly, or are trying to avoid foreclosure. Certainly, the offers we make are somewhat below market price, but we have to do this because we take on additional risk. Many homeowners have houses that need significant repair, or have no equity. Therefore, we take on a lot more risk than the average buyer and have to account for this risk with a slight discount to market value. Nonetheless, we have hundreds of satisfied Austin home sellers who were extremely satisfied with the offered price, and will vouch for our culture of fairness.

 

How do you determine the offer price?
We take many factors into consideration when making an offer including property condition, market trends, and recent comparable sales. We also take into consideration the seller’s personal situation and the time frame they have to work with. There have been times we have bumped up the offer price by a few thousand dollars just to make sure the homeowner has extra cash flow to pay for moving expenses, etc.

 

My house is in terrible condition. Are you interested?
Absolutely!  We will give genuine consideration to any and all Central Texas properties brought to our attention, no matter how bad the state of disrepair.

 

I have no equity, can you still help me?
Yes. These transactions are more difficult, but we have helped many homeowners who had no equity. Our job is to find solutions, and we will try our best no matter how tough the situation may be. If you as flexible and open to creative solutions, anything is possible.
